Intrusive Survey for Liverpool Waterfront Building
The Client
Mann Island is situated on the highly popular Liverpool Waterfront. The building design and façade is striking, and reflects the vibrant culture of the City and it’s People. This location and the entire area surrounding the building is a highly pedestrianised zone made up of residents, commuters, and tourists. Additionally, there had been major ongoing roadworks throughout the city centre during the time works were completed. Our team liaised with the traffic management company who was leading these works to ensure all parties involved could reach site each day without any disruption.
The Brief
Heightsafe provide a comprehensive Façade Investigation and Intrusive Survey Process, with a dedicated Project Manager to oversee all aspects of the project. This includes traffic management, access hire, the opening and remediation of the building façade, and providing the photographic evidence report once works are completed.
The Solution
Heightsafe worked closely with a local access company to design a complex access plan which considered not only the delicate material of the façade but also the sensitive weight restrictions of the surrounding pavements. A SK200 side lifter was used with an independent vacuum sucker attached to the crane to carefully remove, manoeuvre, and reinstall each 165kg graphite panel.
Once removed, Heightsafe completed intrusive works from the cage of a Bronto Skylift S-XR, which has a working height of 47 metres and a working outreach of up to 41 metres.
It became apparent during works that the graphite panels had not been installed as per the buildings O&M manuals. Heightsafe then had to adapt their working technique to continue gathering the required evidence. During the removals process the original methodology for panel manoeuvring, removal and reinstatement was adapted via a dynamic risk assessment conducted onsite to ensure safety and project success. Aluminium tape was used to make the building watertight and to ensure the risk of ingress was removed.
The Outcome
The crane and Skylift were setup at four carefully chosen locations, over the course of three days, to enable the team to reach the whole of the buildings complicated façade and gather the required evidence.
At request of the client, Heightsafe were also employed to produce a condition report which highlighted installation defects from construction and allowed the client to approach the main contractor raising the points noted.
All works were completed with minimal disruption to the residents and surrounding area, and the report complete with photographic evidence was provided to the client. They were then able to present the findings to a Dedicated Fire Engineer to obtain their EWS1 report.
