Façade Access Package for Brents Cross Office Development
The Client
Founded in 1869 in the Netherlands as a carpentry workshop specialising in windmill repairs, BAM Construction is now a subsidiary of Royal BAM Group and one of Europe’s largest construction companies.
Operating globally, with live projects in more than 30 countries, BAM is a well-established name within the construction and building industry. The company works across a wide range of sectors, including construction, civil engineering, property development, contracting, and consultancy.
BAM was responsible for the delivery of a new commercial office building at 3 Copper Square, located within an emerging innovation district in North London. The development will provide workspace for up to 25,000 people and forms part of Phase One of a major new park town scheme. The wider development aims to deliver 930 new homes, over 650 student accommodation units, and a variety of retail and leisure facilities, with the long-term goal of achieving net zero carbon by 2030.
The Brief
BAM appointed Heightsafe to design and installed a comprehensive Work at Height and Façade Access solution in accordance with EN 795:2012 and BS 7883:2019; to facilitate safe access for future cleaning and maintenance of the building’s roof and external façade.
Heightsafe’s in-house Estimating Team worked closely with BAM’s project management team and collaborated with Summit Access & Consultancy to develop a detailed Access and Maintenance Strategy. Due to the building’s design and limited conventional access options, Rope Access was identified as the most suitable method for façade maintenance.
The project required multiple Façade Access Systems to accommodate varying roof levels and build-ups. The proposed solution incorporated Davit Sockets, Davit Arms, Safety Lines, and an Abseil Rail System, providing a flexible and compliant approach to working at height.
The Solution
Heightsafe’s experienced installation team attended site to carry out the works, commencing with the installation of the Davit Systems. This was followed by the installation of the SEP ProRail Abseil Rail, delivered in collaboration with Summit Access & Consultancy.
Having worked together on previous projects, Summit Access’s extensive rope access expertise proved invaluable throughout the installation process. The Abseil Rail was fixed directly into the building’s structural steelwork and comprised approximately 42 metres of rail.
All works were completed efficiently using rope access techniques, ensuring minimal disruption to other ongoing construction activities on site.
The Outcome
The completed installation provides a fully integrated Façade Access and Maintenance System, allowing future operatives to safely and efficiently access the building’s exterior for cleaning and maintenance works.
With Davit Systems and the Abseil Rail in place, the building benefits from a long-term, compliant solution that supports safe working at height throughout its operational life.
